Gutters, Soffit and Fascia in Columbus

Capital Ridge Roof Systems — Gutters, Soffit and Fascia Information for Columbus

Water does the most damage at the eave — the few inches where the roof edge, the gutter, the fascia board and the soffit all meet. On a metal roof that line matters even more, because panels shed water and snow fast and all of it arrives at the same place at once. If you are seeing stains on the fascia, paint peeling in vertical streaks below the gutter, soil washed out of a bed along the house, or a wet spot in a Columbus basement that only shows up during heavy rain, start there before you start anywhere else.

Telling a gutter repair from a gutter replacement

Plenty of gutter problems are not the gutter's fault. A run that overflows at one corner every storm is usually pitched wrong, hung too low behind the drip edge, or fed by a valley dumping more water than a single 2x3 downspout can take. Those are repairs: re-hanging to proper fall, swapping failed spike-and-ferrule fasteners for hidden hangers screwed into solid wood, re-sealing end caps and miters, adding a downspout, or enlarging the outlet. Replacement is the honest answer when the back edge of the trough has rusted or torn away from the hangers along most of a run, when the front lip is bent and wavy from ladders and ice, or when seams have been caulked so many times the sealant is doing the structural work. Sizing matters here. Larger 6-inch seamless gutter with 3x4 downspouts moves considerably more water than standard 5-inch, and on a steep metal roof with long runs it is often the difference between a system that keeps up and one that sheets over the front during a July downpour. On standing seam, snow releases in slabs rather than melting away gradually, so hanger spacing needs to be tighter than a shingle roof would require, and snow retention above the eave is worth discussing if the gutter sits over a walkway, porch or driveway.

Soffit and fascia are a carpentry problem, not a gutter problem

This is where the two jobs separate. Fascia is the board the gutter hangs on; if it has gone soft, nothing you fasten into it will hold, and a new gutter screwed to rotted wood will sag again within a season or two. Soffit is the underside panel between the fascia and the wall, and its job is ventilation — it feeds air up through the roof assembly toward the ridge. Soffit and fascia repair almost always starts with removing the gutter and the aluminum or vinyl covering to see what is behind it, because rot hides under wrap. The work then depends on what is found: a short section of punky fascia can be cut out and replaced, while a run that has been wet for years may have taken the sub-fascia or the rafter tails with it, which is framing repair and takes longer. Watch out for anyone who offers to simply wrap old fascia in coil stock. Capping wet wood seals the moisture in and makes the next repair worse. Vented soffit panels also need to actually vent — blocked by insulation, painted shut, or stuffed after squirrels or birds got into the eave, they starve the roof of intake air, which in a Columbus winter contributes to ice at the eave and the whole cycle starts again.

What drives the cost and what to ask before you book

Price tracks linear footage, roof height and how many inside and outside corners the roofline has, because every miter is a hand-formed joint. Add to that the length of fascia that turns out to be rotted, how many downspouts are needed and where they can discharge, whether guards are going on, and whether a second story or a steep lot means ladders are a problem. Ask whether the drip edge and the roof panel edge will be disturbed, and who is responsible for reflashing it — on a metal roof, gutter work and roof work overlap at that eave, and it should not be two different conversations. Ask where the water goes after it leaves the downspout; discharging onto clay soil right at the foundation solves nothing.

Capital Ridge Roof Systems is licensed and insured, works across Columbus, Upper Arlington, Gahanna and Dublin, and offers financing along with a range of payment methods. Scheduling runs Monday through Friday, 8AM to 6PM, and it is worth getting eaves looked at before the first freeze rather than after.
