Roof Leak Repair in Columbus

Capital Ridge Roof Systems — Roof Leak Repair Information for Columbus

Metal roofs rarely leak through the metal. The panels outlast everything attached to them, so by the time water shows up on your ceiling, the failure is almost always at a joint, a fastener, a penetration, or a piece of flashing that has been working loose for a season or two. That changes how the repair is approached. On a shingle roof you look for missing material; on a standing seam or exposed-fastener metal roof you look for the places where two things meet and the sealant between them has given up.

Finding where the water actually gets in Columbus

Water travels. A stain over the dining room in a Dublin colonial can start eight or ten feet uphill at a ridge cap, run down the underside of a panel, and drop off at the first obstruction it meets. That is why the first part of any honest leak call is diagnosis, not patching. That means walking the roof plane above the stain and everything above it, pulling back trim where it can be reset, checking the attic side for rust trails, daylight at penetrations, or wet decking, and in stubborn cases running water on the roof in stages while someone watches from inside. Skipping this step is how a homeowner ends up paying for three repairs to fix one leak.

In central Ohio the usual suspects follow the weather. Winter freeze-thaw swings push and pull panels against their fasteners, so exposed-fastener roofs commonly leak at the screws first — the neoprene washers flatten and crack, and the screw holes elongate. Late-winter ice at the eaves backs water uphill under the panel ends. Spring and summer storms drive rain sideways into the places flashing only just covers. Hail dents rarely cause leaks by themselves, but they break sealant beads and crack washers, which does.

Seams, fasteners and flashing are three different repairs

Metal roof seam repair is the work of closing a lap or a standing seam that has opened. On exposed-fastener panels, the side laps rely on sealant tape and correct fastener placement, and when either fails the fix is to open the lap, clean out the old material, re-tape and re-fasten — not to run a bead of caulk over the top, which traps water and buys a year at best. On standing seam, a seam that has unclipped or been crimped poorly needs mechanical correction, and on some systems that means a panel section comes off. Seam work also takes the roof's movement into account: panels expand and contract with every hot day and cold night here, and a repair that locks a panel in place will tear itself open again.

Metal roof flashing repair covers everything where the roof stops. Roof-to-wall flashing repair is common on homes with a lower roof meeting an upper wall — a porch, a garage, an addition dormer. The failure is usually that the flashing was surface-mounted and caulked to the siding or brick instead of being counterflashed into it, so wind-driven rain gets behind. The proper repair tucks the counterflashing into a reglet cut in masonry or up behind the siding course, with the pan flashing lapped correctly under the panel. Chimney flashing repair is the same principle with more pieces: step flashing or a one-piece pan up the sides, a saddle or cricket on the uphill face so water splits around the chimney rather than ponding behind it, and counterflashing let into the mortar joints. Older brick chimneys in Columbus and Upper Arlington often have deteriorated mortar at the reglet line, and if that is crumbling, the flashing has nothing to seal to — that gets addressed as part of the job or the leak comes straight back.

Emergency calls, cost, and what to ask

Emergency roof leak repair is triage, not a finished repair. The goal during an active storm is to stop water entering and protect the interior — temporary sealing, redirecting water in the attic, covering a failed section — and then return in dry, safe conditions to do the permanent work. Nobody can properly diagnose or seal a metal roof in driving rain, and anyone who says otherwise is selling you a patch.

What drives price: how long it takes to find the leak, roof pitch and height, whether the panel system is still available or has to be matched, whether masonry work is needed at a chimney, and whether decking or insulation underneath has rotted. Before booking anyone, ask how they intend to locate the leak, whether the repair involves removing and resetting panels or only sealant, and what happens if the first attempt does not hold.
